Downtown Wilmington has wood houses with porches, decorative trim and many coats of old paint. These need careful scraping and repair, and because they predate 1978, lead-safe methods.

Much of the rest of the city and its neighbors was built after 1990: vinyl, fibre-cement and brick homes, many in communities with HOA rules on exterior colors.

With more than half of homes rented and many condos near the beaches and campus, quick interior turnovers are a large share of the work.

Raised houses and porches near the water expose a lot of underside framing, lattice and stair stringers. These rot and peel first and are easy to leave out of a quote, so point them out.
